    I am the owner of a condominium at 2024 Benita Drive, Rancho Cordova, CA, #3.

    Elsie Bluett, is the owner of the #4 unit at this address. Her unit had a flood. It is an upstairs unit which is over the two garages for the four units in the condminium. She refuses to do anything about the mold, claiming that it is not her responsibility but the responsiblity of her last section 8 tenant whom she sued. I tell her it is her responsibility, regardless of her lawsuit against her tenant. I am the only one paying for the repairs to the ceiling and walls of the garage under her upstairs’ tenant’s bathroom, where the flood occurred. She already has a new Section 8 tenant to move into her upstairs condo. Her condo, including the bathroom which flooded, are right above mold which is on the ceiling of the garage. This mold includes stachybotros. Stachybotros can cause pulmonary and immune system problems. I had two mold inspections done ($700) and hired JM Environmental to do the mold abatement ($3400). As of this date, March 20, 2011, the mold abatement is not completed. I am concerned that when her tenant moves in her tenant will become ill because of the mold on the garage ceiling which is directly under her floors. Her new tenant plans to move in April 1, 2011. I cannot guarantee the safety of her tenant and Elsie apparently does not care and feels no responsibility to her tenant for the flood from her unit and the mold underneath her unit.

    I do not believe you want to rent to someone who might become ill. The owner of 2024 Benita #4 should wait until the abatement and reconstruction is completed. The owner of unit #4 should be required to get a mold inspection of her unit prior to you sending someone into a possibly hazardous environment.

    This is an urgent matter. Please protect your Section 8 tenant.
